Sinvin Realty Sells Mohawk Retail Condominiums for $3.95 Million

New York, NY Restaurateur Louie Lanza, owner of Josie’s, Josephine’s, Citrus, and Better Burger, has recently purchased the commercial retail condominium units at 36-38 Hudson Street, a.k.a. the Mohawk Atelier, at the corner of Hudson and Duane Sts. in TriBeCa, for $3.95 million.

Roxanne Betesh, vice president of Sinvin Realty, represented the seller, 36 Hudson Associates, LLC, headed by well-known architect Joseph Pell Lombardi, in the sale of the two units, totaling 4,178 s/f on the ground floor and 2,420 s/f on the selling lower level. Winick Realty Group’s Steven Baker represented Lanza’s group, L2 Tribeca, LLC.

Chef David Bouley, who previously leased the spot hoping to open a restaurant and cooking school there, but passed on his option to buy the property back in 2004, reportedly is in negotiations with Lanza to buy it now. Lombardi and his partners bought the building in 2004 and converted it into luxury residential condominiums with the two commercial retail units specially designed with restaurant venting. When the building was sold to Lombardi, Bouley kept an option to rent it.
