New Tenant for Old Campagna Restaurant Space

Long-vacant 24 E. 21st St. site to fill up with Lebanese food from L.A.-based company opening its first NY eatery.
After years of vacancy, 24 E. 21st St., between Broadway and Park Avenue, is finally receiving a new tenant. Al Mayass, a Lebanese restaurant, recently signed a 10-year lease for 4,400 square feet at the address. Asking rent, which also includes a 2,200-square-foot storage basement, was $70 a square foot.

The site once housed Campagna, an eatery from acclaimed Chef Mark Strausman, but for the last eight years, it has merely held construction materials for the now-completed residential condo conversions in the building.

“It was naturally very appealing for a restaurant to lease the space,” said ROXANNE BETESH, the Sinvin Realty broker who, along with Ben Kahr of JDF Realty, represented landlord Noam Management. She explained that the site already has an exhaust duct for ventilation installed, left over from Campagna’s reign.

This will be Al Mayass’ first New York location, though the company has a restaurant in Los Angeles.
